Finding your rental home can be a very uncertain time. Often competition for a property is high.

Therefore dealing with an agent that is professional, knows the law, (and follows it!),  and is happy to be honest and discuss all the options or obstacles with you is a must.

Our lettings team brings a wealth of experience and a detailed understanding of the rental market. We offer tenants clear, honest guidance on affordability, highlight any potential financial concerns, and help them present themselves in the strongest possible position to secure a home.

We pride ourselves on maintaining a professional approach at all times, working fully within the legal framework that governs lettings. With the Renters’ Rights Bill introducing greater security for tenants, we’re always on hand to explain what this means in practice and to ensure everyone understands their rights and responsibilities.

While we act on behalf of our landlords, we also believe in fairness and transparency. We make sure our landlords are fully informed and compliant, and we won’t support anything that is unlawful or unfair. This balanced approach helps create positive, long-term tenancies for everyone involved.

These are the only permitted payments for tenants. (Tenant Fees Act 2019)

  • Holding deposit – Max 1 week rent
  • Deposit (DPS protected) – Max 5 weeks’ rent for rents below £50k or 6 weeks’ rent for rents above £50k
  • Change of sharer £50 inc VAT.
  • Reasonable cost of replacing lost keys
  • Interest payments for late payment of rent (up to 3% above Bank of England base rate)
  • Payments related to the early termination of a tenancy. Capped at landlord loss, or reasonably incurred agent costs
  • Any utility costs, council tax or communication costs
