Brislington is a suburb in the south-east of Bristol, roughly three miles from the city centre and around ten miles from Bath. Historically part of the old county of Somerset, it was once a country village favoured by wealthy Bristol merchants who built large houses along its lanes in the 18th and 19th centuries. Traces of that older settlement can still be seen in the 15th-century St Luke’s Church and in Long Fox Manor, formerly Brislington House, one of England’s first purpose-built asylums, opened in 1806 and now converted into private homes.

Through the 20th century, Brislington grew rapidly. Farmland gave way to the rows of inter-war semis and Victorian terraces that define many of its streets today. Industry arrived too, from the CWS butter factory in the early 1900s to Smiths Crisps and the Bristol Commercial Vehicles works — though most of that manufacturing has since closed, and the old industrial buildings have been replaced or repurposed, most notably at the Paintworks creative quarter.

Today, Brislington is split broadly into two halves. West Brislington, closer to Arnos Vale and Temple Meads, draws younger professionals and is walkable to the Paintworks and city centre. East Brislington is quieter, more residential and popular with families, with wider streets, larger gardens and proximity to green spaces like Victory Park and Eastwood Farm Nature Reserve.

Sandy Park Road is the hub of the community, home to independent shops that give the area its character. Enjoy coffee and treats at Kin or The Deli, pick up fresh produce at Sandy Park Greengrocers, or discover handmade treasures at These Two Hands, the base for local makers and the BS4 Arts Trail. Nearby, the A4 Bath Road offers a retail park, supermarkets, and the Brislington Park & Ride.

There is much to say about the Brislington property market, whether you are buying, selling letting or renting – we cover the key details below…

Property styles in Brislington: Brislington offers a broad selection of property types, shaped by more than a century of development. Close to the Bath Road and the older parts of the neighbourhood, you will find Victorian and Edwardian terraced houses, many with original bay windows, tiled hallways and period detailing. Move further out and the streets are lined with 1920s and 1930s semi-detached homes, many featuring curved bay windows, generous gardens and the distinctive mock-Tudor styling popular during that era. More recent additions include the Paintworks development near Arnos Vale, a former industrial site converted into a sought-after modern quarter of apartments, townhouses and live-work spaces.

Notable streets: Some of the most popular roads in Brislington include ‘The Sands’, located close to Sandy Park Road and its local shops. Harrow Road and Winchester Road are well known for their rows of bay-fronted Victorian terraces and central location. Hampstead Road and Kensington Park Road are home to some of the area’s larger detached and semi-detached properties. In St Annes, Langton Court Road and Newbridge Road attract buyers looking for well-sized period homes within walking distance of the city.

Development in Brislington:

Further along the A4 corridor, plans are underway to improve bus lanes, pedestrian paths and cycling facilities. Brislington’s proximity to the Bristol Temple Quarter regeneration — one of the largest urban renewal projects in the UK, also positions it well for longer-term growth, as the 135-hectare Temple Quarter scheme is expected to create over 22,000 new jobs.

Brislington sits on the A4 Bath Road, one of Bristol’s main arterial routes, and benefits from good links by road, bus and cycle path. Here is an overview of the main transport options in the area.

  • Car & Road:
The A4 Bath Road runs directly through Brislington, providing a straightforward route into Bristol city centre in around 10–15 minutes and onwards to Bath in approximately 25 minutes. The A4174 ring road is nearby for those heading to north Bristol, the M4 or the M5. Junction 1 of the M32 is roughly 10 minutes away by car, linking to the national motorway network.
  • Bus:
Several bus routes serve Brislington, running throughout the area and heading into Bristol city centre. Other services connect Brislington directly with Bath and Bristol Airport. Brislington Park & Ride, located just off the A4, operates a service running up to every 10 minutes into Broadmead and the city centre via Temple Meads, before continuing to Portway Park & Ride on the other side of the city.
  • Train:
Bristol Temple Meads, one of the West of England’s main railway stations, is roughly two miles from central Brislington. From Temple Meads, direct services reach London Paddington in around 1 hour 40 minutes, Cardiff in under an hour, and Exeter in approximately 1 hour 15 minutes. Keynsham station, a short drive south-east of Brislington, offers local stopping services towards Bath and Bristol.
  • Cycling & Walking:
The Bristol & Bath Railway Path, a popular traffic-free route running 13 miles between the two cities, is close at hand for walkers and cyclists. Brislington also benefits from quieter residential streets, the riverside path near Sparke Evans Park and connections to the Avon Valley walkways. Nightingale Valley and St Annes Wood offer pleasant off-road walking routes.
  • Nearest Airport:
Bristol Airport is approximately 10 miles south-west of Brislington, reachable in around 25 minutes by car or via the A4 Air Decker bus service, and offers flights to a good number of European and domestic destinations.
