Choosing an agent to sell your home is an important decision—and not one to take lightly. We understand that. While fees are naturally a consideration, selecting the right agent (not simply the cheapest) can make a real difference. You need someone who can present your home at its best, reach motivated buyers, and negotiate the strongest possible outcome.

Agreeing a sale is just the beginning. You also need an experienced team who can manage the process through to completion—keeping chains together, handling any challenges, liaising with solicitors and other agents in the chain, and ensuring everything stays on track. Our dedicated, and very experienced, sales progressors pride themselves on doing exactly that.

Just as importantly, you should feel completely comfortable with your agent. They’ll be representing your home, often when you’re not there, so trust is essential. A realistic valuation is the first step in planning your move and understanding your budget. Online estimates can help, but nothing replaces the expertise of a professional estate agent. We offer a free, no-obligation appraisal, including a detailed inspection, market insights and tailored advice on value, improvements and marketing strategy.

Once you have established your property’s value and decided to sell, choosing the right agent is crucial. Avoid inflated valuations or unrealistically low fees. A strong agency offers expert guidance, clear marketing and professional service. With us, you pay commission only on completion and receive dedicated support throughout. An Energy Performance Certificate (EPC) for a property is a legal requirement. It is valid for 10 years. We can arrange to have an EPC produced for you, quickly and without fuss – and at a very competitive rate or you can arrange your own. Most buyers begin their search on property portals, so the photos and videos are often their first impression of your home. Strong visuals can significantly increase viewing enquiries. We prepare everything for you, carefully styling each room, decluttering where needed, and recording key details to present your property at its very best.

Estate agents invest significant time and money marketing properties to attract serious buyers and secure viewings. We will advise on the best days and times to present your home, taking into account your routine, parking, traffic, children, pets, natural light and how your garden is positioned for maximum appeal.

Any offer will be presented to you verbally at the earliest opportunity and confirmed in writing.  You must respond to all offers. We will qualify buyers by verifying their financial position and related property details. Once solicitors are instructed and checks completed, we will advise on chain implications, timescales and provide regular updates throughout.

Once you accept an offer, the legal process begins. Contracts are prepared and agreed, payment is arranged, and ownership of your property is legally transferred to the buyer. Both parties must instruct a solicitor or conveyancer. You are free to choose your own, and we can suggest competitive options if helpful.

Once terms are agreed, both seller and buyer instruct conveyancers. The seller’s solicitor prepares and issues the draft contract, which the buyer’s solicitor reviews alongside searches, mortgage arrangements and any chain. Contracts are signed and exchanged, a completion date is set, funds are transferred on completion, and ownership is registered. The process is currently often very slow and you must be prepared for it to take possibly up to around 16 weeks depending on the length of the chain. Getting a good, rather than just a cheap, solicitor can make all the difference, but if you are in a chain nothing can proceed until all parties are ready. This can be the most frustrating part of the sales process, but being prepared, flexible, and having as much paperwork to hand as you can can help.

Alongside the legal process, one or more surveys may be carried out on your property. If the buyer is obtaining a mortgage, their lender will arrange a basic valuation to confirm the property’s value.
