Over the past 15 years, we’ve been trusted to manage a wide range of properties, and we’re proud that almost all of our landlords have stayed with us throughout that time.

We take real pride in the service we provide—whether you’re an experienced investor, an accidental landlord, or letting your home for the first time. Every landlord is equally important to us, and you can expect the same high level of care, advice and support.

Types of Service

Full Management

Fees Charged – 11% plus VAT (13.2%) of the monthly rental fee. Plus £180 plus VAT (£216) set up fee. Additional fees would be for any documents and certificates listed below

  • EPC – Valid within 10 years
  • Gas Safety Certificate – Valid for 1 year
  • Electrical Safety Certificate EICR – Valid for 5 years
  • Inventory – Prices vary on the size of the property – we advise you to have an inventory carried out at the start and end of each tenancy.

For this fee, Eveleighs will market your property and manage all aspects of the tenant find, letting contract, check in and deposit protection with the DPS (Deposit Protection Service).

Our full management service provides genuine 24/7 support, giving you complete peace of mind and allowing you to be as hands-off as you choose. It includes:

  • Rent collection monthly
  • Send monthly statements of payment and deductions to landlords
  • Chase any late rental payments
  • Act as Keyholder
  • Carry out regular property inspections and produce reports
  • Manage and liaise with any contractors for scheduled repairs and maintenance. (Note: We do not add additional fees to contractors invoices)
  • Organise and liaise with contractors and tenants for any compliant certificate renewals (Gas/EICR).
  • 24/7 Emergency maintenance cover
  • Payment of contractor invoices from incoming rent
  • Negotiate and advise and issue legal documents for rent reviews
  • Organising checkout and handling deposit return or disputes
  • Supply yearly landlord income reports for tax returns if required

Tenant Find Only

Fees Charged – 50% plus VAT of the monthly rental fee (60%). Additional fees would be for any documents or certificates listed below

  • EPC – Valid within 10 years
  • Gas Safety Certificate – Valid for 1 year
  • Electrical Safety Certificate EICR – Valid for 5 years
  • Inventory – Prices vary on the size of the property – we advise you to have an inventory carried out at the start and end of each tenancy.

For this fee Eveleighs will do everything they would do on a full management service but our commitment ends once the tenant has moved in and their deposit has been protected.

Eveleighs are a member of the Property Ombudsman Redress Scheme,  and have their client money protected by the NAEA (National Association of Estate Agents).
